Grout cleaning is the first and most basic step in tile and grout restoration. First, a commercial tile and grout cleaner is applied to the entire tile floor, after which, all grout lines are agitated and all tile is brushed down. After the cleaning agent has been allowed time to emulsify the dirt and grime, it is removed using high pressure steam which breaks up the soiling, which is then extracted using a high pressure extraction vacuum system.

This will effectively remove dirt and grime from your grout, leaving you with both sparkling clean grout and tile. Rest assured our Six Step tile and grout cleaning process provides MAXIMUM SOIL REMOVAL. Atlanta’s best answer in Tile Cleaning!

Peak Floor Solution’s exclusive grout ColorSeal process will transform your floor and room into a truly “Aha Moment” all of your own!

To achieve the longest lasting finish after your cleaning, complete restoration of the tile flooring is the way to go. Our stain sealing process prevents against grout discoloration for years when properly maintained. Our ColorSeal product contains constant acting mildicides that provide a sanitary surface for years. It can be made in almost any color and will completely waterproof the grout surface. To begin the restoration process, a commercial tile and grout cleaner is first applied to the entire tile floor, after which, all grout lines are agitated and all tile is brushed down.

The cleaning agent is then removed with a combination of high pressure steam which breaks up the soiling, allowing it to be extracted using a high pressure extraction vacuum system. The stain sealer is then thoroughly brushed into each newly cleaned grout line by hand. After the stain sealer is applied, the excess is then removed and the floor is buffed back to “like-new” condition.

Our limestone cleaning process typically involves the use of our high pressure hot water extraction unit (up to 1200 psi) providing for the most effective cleaning method for your stone. Our unique state-of-the-art cleaning process will yield you MAXIMUM soil removal in cleaning your limestone tile.

We use high grade penetrating (impregnating) solvent based sealers to seal your limestone surfaces. Their function is to absorb into the pores of the stone and fill them up. Tight pores help keep spills on the surface so they won’t soak in. Although penetrating sealers are not bulletproof, they are essential in keeping some acidic spills on the surface to prevent acids from eating away the underlying layers. This insures the resulting etch, or dull spot, can often be re-honed with the proper abrasives. Common liquids containing acids are: Citrus, vinegar, wine, soda, some perfumes and medicines.

While topcoat/surface sealers are appropriate for some types of natural stone, they ARE NOT RECOMMENDED for Limestone, Marble or Travertine.

Saltillo, Mexican Tile and Brick Pavers are comprised mostly of clay or brick. They are very porous in an unsealed state.  They can be cleaned and sealed in a few different ways while creating a look to suit any decor or use.

Saltillo, Mexican Tile, Terracotta and Brick Pavers Cleaning Stripping and Refinishing Services

Saltillo tile and terracotta tile are usually sealed with a topical sealer or surface coating upon installation. This protective coating wears out without periodic maintenance. When the coating deteriorates it will lose it’s ability to repel stains, oils, and dirt.  For this type floor, staying ahead of the game with regard to maintaining them will only help you in the long run.

Depending on the current topical coating, stripping can involve many different products and difficulty.   Many sealers require very caustic, solvent-based strippers for their removal, while others will strip using gentler water based products. It is here that Peak Floor Solutions expertise and experience comes into play: each job is different.

The shale from which slate originate were deposited previously on clay beds. Subsequent earth movements tilted these beds of shale, at first horizontal, and the intense metamorphism that converted these into slates folded and contracted them. Slate, then, belongs to the metamorphic group of rocks and can be defined as a fine grain rock derived from clays and shale and possessing a cleavage that permits it to be split into thin sheets. INTERIOR use only slates are designates with an “I” or “interior” on specification sheets. EXTERIOR use is labels as either “E” or “exterior” on specification sheets.

Peak Floor Solutions method for cleaning existing Slate tile will depend on its current condition and what type of sealer was previously used. These are general methods and results will vary.

Bare (non-coated) Slate: We use light abrasives and a cleaning solution to loosen the dirt and debris from the stone and grout.

Previously coated Slate where the coating is still generally intact: We will use appropriate grit strength to clean surface dirt without removing the existing coating and prepare for a re-coat with surface sealer.

Previously coated Slate with coating breakthrough and bare spots: This will usually require stripping of the existing coating as much as possible and aggressive cleaning before it is ready for a re-application of a surface or penetrating sealer.

Two sealing options: Penetrating sealer or a topcoat/surface sealer:

Penetrating sealers are clear and soak into the Slate with no change to appearance. The function of the penetrating sealer is to fill the pores and make the Slate less absorbent, keeping spills to the surface only. Keep in mind that all natural stone is porous; staining is still possible depending on what is spilled.

A penetrating sealer will help keep liquid spills on top of the stone rather than soaking in. It is important to note that penetrating sealers are not bulletproof, and all natural stone is porous. Staining can still occur depending on what is spilled.

Topcoat/Surface sealer will always impart some shine ranging from semi-gloss to high gloss.  Many factors come into play when any type of topical sealer is planned.  Indoor or Outside?  Wet or Dry environment?  Is slip resistance important?  These are just a few questions that need to be considered on which sealer is best.  One important item to consider, when you have a topical sealer, plan on maintaining the sealer.

TRAVERTINE

Has your travertine lost its luster?

“Travertine Limestone” and “Travertine Marble” are the same stone. They are characterized by winding, irregular holes in the surface, with the flats finished to varying degrees of smoothness and reflectivity. “Shell Stone” is another type of this same material with shells embedded.

Travertine has undeniably become more and more popular in the past few years. With that popularity there have been corresponding problems. Some relate to installation, while others are an inferior grade of stone and there remains the ever present failure to use the proper stone cleaning process and product.

The characteristic voids in Travertine and Limestone were caused by gases present when the rock was in the molten state. These voids appear as holes in the tiles and are either filled during the filling process or at the Factory. Peak Floor Solutions restoration process may involve filling an entire floor or random tiles that have these voids. The fill is either a form of grout or an epoxy resin filling. Our craftsmen also perform crack repairs, grout repairs, grout restoration for soiled grout all of which is done based on the level of restoration your particular surface requires and the finish you desire. Peak Floor Solutions uses the latest state-of-the-art equipment, diamond abrasives and other tools to restore your surfaces to like new again.  Travertine cleaning has never been better!

Our travertine cleaning process typically involves the use of our hot water extraction unit along with quality surfactants  providing  the most effective cleaning method for your stone.  Effective and thorough cleaning is crucial for a smooth looking uniform finish and proper sealing.  Providing a neutral pH surface is our goal.  When the surface is kept in a neutral state you will notice that the surface will stay cleaner for a greater period of time.  When the project is finished we provide you with the proper knowledge to keep your floors in terrific shape!   We relish our client’s “Aha Moment” when they see their fresh clean travertine tile floors.  All of the pits and voids in the travertine will be pressure cleaned then dried resulting in a sparkling clean floor.

Honed?  What is that?  Usually it is the description of the tile when purchased from the tile store.  It varies from a low hone (no reflection) to a borderline polish (closer to a marble), all in the same description!  Typically a honed floor will reside at the 400 grit diamond level producing a pleasant medium sheen.

Depending on the type of tile and type of fill from the factory, achieving a medium honed finish is where we step in and use our training and knowledge to your benefit.  Every floor is different and we take pride in being efficient with a game plan that will give you the desired results.  Use our training to your advantage!

Do you have polished travertine or limestone? Whatever your need is, Peak Floor Solutions has the training and experience to polish your travertine or limestone. Using diamond abrasives, or compounds we achieve a very clean, highly reflective, shiny finish. The shine intensity can range from a honed (more of a matte finish) to a custom medium shine to a very mirror like high gloss finish.  The amount of fill, open pores, blade marks will affect the shine uniformity especially when going with shinier finishes.  We use the finest abrasives to achieve the glossiest finish possible for your stone. This shine is like turning your floor into a work of art, something to be noticed as much as the art on your walls.

We use high grade penetrating (impregnating) solvent based sealers to seal your travertine and limestone surfaces. Their function is to absorb into the pores of the stone and fill them up. Polished travertine does not require the sealer that a lower honed stone will.  Tight pores help keep spills on the surface so they will not soak in.  Stones that require sealing will be protected from color transfer and not the resulting acid etch that will most likely occur from acidic drinks or products.  Common liquids containing acids are: Citrus, vinegar, wine, soda, some perfumes and medicines.

While topcoat/surface sealers are appropriate for some types of natural stone, they ARE NOT RECOMMENDED for Travertine, Marble or Limestone.

Using the highest impact abrasives (lowest grits) this method is designed to remove a measurable amount of stone. Uneven tile edges (lippage) can be evened out using this method. Depending on the density of your stone and severity of lippage, our grinding process and state-of-the-art machinery is the most efficient available.  Floors that have been flattened present a floor like most seen in Italy, monolithic in nature.

Travertine, Marble and Limestone are all subject to etching. Etches are  a dull spot on the stone. Mostly caused by spills containing any type of acid: Citrus, wine, alcohol, vinegar, pet accidents are all acidic in nature. Acid eats calcium carbonate found in these stones and the result is an acid etch. The natural chemical reaction is almost immediate and can vary in severity depending on acid level, how long it sits, and the size. Penetrating sealers guard against color transfer but not acid etching, they can minimize the damage caused but they will not prevent it all together.

CONCRETE

Polishing is similar to grinding and sealing in that it produces a clean raw surface initially. However, the goal is to get that clean new surface refined to a glossy finish. This is accomplished by buffing the surface with a planetary grinder using progressively finer diamond pads with each pass. This continues until the desired sheen is achieved. Gemstones are polished in a similar fashion. The highly densified finished surface is extremely stain resistant and durable  without the need for a topical sealer.
